When renovating a hotel, many owners are primarily concerned with the style, the grandeur of the lobby, and the coziness of the guest rooms. These are all important considerations, but what truly determines a hotel’s livability after opening are often the details hidden within the walls, under the floors, and above the ceilings. Hotel renovation is completely different from home renovation. A house only hosts a few people a day, while hotel rooms have multiple groups of guests daily, resulting in much higher usage frequency. Poor bathroom waterproofing can lead to leaks to the floor below within two or three months; inadequate soundproofing means you can hear everything from neighbors talking, walking in the hallway, and flushing upstairs, making it impossible for guests to sleep well. If these issues aren’t addressed during renovation, complaints will arise daily after opening, constantly requiring repairs and impacting business and reputation. The following five issues are among the most easily overlooked in hotel renovation, each directly related to later operations.

The first is soundproofing. Many hotels simply apply a layer of soundproofing material to the walls, but noise comes in from all directions. Footsteps upstairs, water running in the pipes, noise seeping through the door cracks in the hallway, and car noise from the street outside the window—if any of these aren’t handled properly, guests won’t sleep soundly. A professional soundproofing solution involves working on five areas: walls, floors, ceilings, doors and windows, and pipes, using different methods for different types of noise. For example, the impact sound of footsteps upstairs requires adding soundproofing pads under the floor slab; the sound of running water in the pipes requires wrapping the pipes with soundproofing cotton and sealing the pipe shafts tightly; and professional sealing strips should be installed in door gaps. These details are rarely shown in ordinary renovation drawings; only companies with extensive experience in hotel construction have comprehensive solutions. If the owner doesn’t bring it up, many contractors will simply overlook it, ultimately harming the hotel itself.
The second issue is bathroom waterproofing and odor control. Hotel bathrooms are used many times a day, with water constantly flushing and flowing, putting significant pressure on the waterproofing layer. Many hotels experience problems shortly after opening, such as moldy corners, loose floor tiles, and water seepage into the bathrooms. The root cause is inadequate waterproofing during renovation: poor base treatment, insufficient waterproofing thickness, and lack of reinforcement at the base of pipes. Even more problematic is odor control. If drains, sewer pipes, and toilet drain pipes aren’t properly sealed, sewage odors will permeate the rooms, instantly ruining the guest experience. Proper hotel bathroom waterproofing requires sufficient coats and thickness, reinforced pipe bases, and a water tightness test. Odor control uses water-sealable drains, and all pipe connections are sealed properly. These are basic requirements, but shortcuts are commonly found on construction sites.
The third issue is that some hotels, in an effort to save money upfront, install only the minimum required capacity for air conditioning, hot water boilers, and total electrical load, leaving no margin for error. However, hotel occupancy rates fluctuate after opening. During periods of extreme heat in summer, extreme cold in winter, and peak holiday seasons when all rooms are booked, equipment operates at full or even overload, making it prone to problems. Poor cooling in summer, insufficient hot water in winter, and power outages during peak periods all directly impact the guest experience. Experienced hotel renovation companies will leave appropriate margins in their electromechanical plans and optimize the control system for energy conservation, ensuring both performance and controlled daily energy consumption.
Fourthly, maintenance becomes inconvenient. During hotel operation, equipment needs inspection and replacement. If all pipes are sealed inside walls and ceilings during renovation, maintenance will require demolishing walls and ceilings. The professional approach is to pre-install maintenance access in pipe shafts and access panels for easy access by maintenance personnel. The placement of air conditioning vents, access panels, and fire sprinkler heads must also be reasonable, combining aesthetics and practicality. These details must be considered during the design phase; it’s too late to make changes after renovation.
